“Second mortgage” is really a family of solutions, funded by different kinds of lender and structured in different ways. Which one fits depends on your situation, your timeline and your exit — not on which single product a lender happens to sell. This is the map. A licensed broker’s job is to match you to the right one across the whole range, and to steer you away from the ones that don’t fit.

How to choose — and why breadth matters
No single lender offers all of these, and no single product is right for every situation. The same homeowner can get a cheap, clean solution from one lender and an expensive or unworkable one from another. That’s not a flaw in the market — it’s why a broker exists.
- Breadth of lenders. Through Mortgage Architects, Rajiv works across B lenders, mortgage investment corporations and private lenders — so the solution is matched to you, not to one lender’s product shelf.
- Speed when it counts. On urgent files — a deadline, arrears, a power of sale — the right lender can often be arranged far faster than a bank would move.
- Cash-flow structuring. Where cash flow is tight, an interest reserve or a term matched to your first mortgage’s renewal can make a solution work that otherwise wouldn’t.
The starting question is never “which product do I want?” It’s “what am I trying to solve, and by when?” The right product follows from that.
Whenever you’re ready — at your pace
Not sure which of these fits? That’s normal — most people don’t, and they shouldn’t have to. Tell me what you’re trying to solve and I’ll point you to the right one, honestly, including if the answer is to wait.
