I’m Rajiv Verma — a licensed mortgage broker working with Ontario homeowners on second mortgages, private financing, refinancing and debt consolidation — with particular focus on self-employed clients, homeowners rebuilding credit, and people navigating a mortgage renewal that isn’t going the way they expected.

My approach is comparison-first. Before recommending anything, I look at your objective, your equity, your existing mortgage and any penalty, your income, your credit, your monthly cash flow and — critically — your exit plan. Sometimes the answer is a second mortgage. Sometimes it’s a refinance, a B-lender solution, or simply waiting until renewal. You should hear the full picture before you decide.

Why the exit plan comes first

Short-term mortgage solutions are only as good as the plan that ends them. Before any private or second mortgage is arranged, I want to know what repays or replaces it, and roughly when. If we can’t answer that, the arrangement probably isn’t the right one — and I’d rather say so at the start than let a homeowner drift into a cycle of renewals and renewal fees.
