Second & Private Mortgage Solutions in Ontario: The Complete Map

“Second mortgage” is really a family of solutions, funded by different kinds of lender and structured in different ways. Which one fits depends on your situation, your timeline and your exit — not on which single product a lender happens to sell. This is the map. A licensed broker’s job is to match you to the right one across the whole range, and to steer you away from the ones that don’t fit.

Second-position products

Second mortgages

A loan behind your first, on your equity. The core product — how it works, costs, risks.

Lenders & how they’re structured

B lenders, MICs and private lenders; open/closed terms; interest reserve; matched maturity.

Second-position HELOC

A revolving line behind your first mortgage, from private lenders and MICs.

By position and term

Third mortgages

Behind a first and second, on strong remaining equity. Niche, higher cost, short-term.

Bridge financing

Short-term (6–24mo) to cover a gap between buying and selling, or while a refinance completes.

Construction & blanket

Stage-funded builds, and one loan secured across two properties.

For specific situations

Commercial second mortgages

Equity in commercial or mixed-use property, without disturbing the first.

Reverse mortgages (55+)

Tax-free equity with no monthly payments, for homeowners 55 and older.

Use your home equity

Solutions organised by problem — CRA arrears, consolidation, and more.

How to choose — and why breadth matters

No single lender offers all of these, and no single product is right for every situation. The same homeowner can get a cheap, clean solution from one lender and an expensive or unworkable one from another. That’s not a flaw in the market — it’s why a broker exists.

  • Breadth of lenders. Through Mortgage Architects, Rajiv works across B lenders, mortgage investment corporations and private lenders — so the solution is matched to you, not to one lender’s product shelf.
  • Speed when it counts. On urgent files — a deadline, arrears, a power of sale — the right lender can often be arranged far faster than a bank would move.
  • Cash-flow structuring. Where cash flow is tight, an interest reserve or a term matched to your first mortgage’s renewal can make a solution work that otherwise wouldn’t.

The starting question is never “which product do I want?” It’s “what am I trying to solve, and by when?” The right product follows from that.

Whenever you’re ready — at your pace

Not sure which of these fits? That’s normal — most people don’t, and they shouldn’t have to. Tell me what you’re trying to solve and I’ll point you to the right one, honestly, including if the answer is to wait.

You might read all this and decide now isn’t the time. That’s a legitimate outcome, and I’d rather you reach it with the full picture than rush into something. When you’re ready, I’m here. — Rajiv
